Just a quick market update before I leave for a couple of days at the Kentucky Association of Realtors 2016 Convention. Single family sales in Trigg county continue to lag as we predicted earlier this month. Year to date sales, according to data from the Western Kentucky Regional MLS as of today, show a total of 110 single family homes have closed. Last year in the same time period, 117 units had closed. A better graphic is comparing the last 90 days worth of sales here in Trigg county. Last year from Mid June to Mid Sept., 54 single family homes were closed. This year, only 34!!
One Bright note is that there are 24 units pending, which is an improvement of the 17 that were pending at our last report. Additionally, Average Days on Market is currently 189 days for the Trigg County single family active listings. Those that have sold the DOM is 174. Market Absorption rate the end of August was about 12 months.
