Just a quick look at real estate market data from the Western Kentucky Regional MLS.

Year to Date, single family homes sales in Trigg county amount to 113 units, up 36% over YTD 2012 unit sales.  Average Days on Market, YTD, for sold units is 191 days with average active units being on the market 185 days.  YTD sale price to list price ratio is 92.83% here in Trigg County.  Year to date average sale price is $142,032 on single family homes.  Median sale pri ce is $115,000.

Looking at the single family home market in Trigg County for the last 60 days shows unit sales up 15% over same time last year with 23 units closed.  Average days on market for that period this year was 153 while in 2012 the DOM was 208.  Of greater concern is the median home price and the $/ sqft sold during the last 60 days compared to same time last year.  Last 60 days median sale price is $115,000 with the average $/ sqft sold price being $82.81.  Looking at the same time last year the median sale price was $165,450, and the average $/sqft was $94.86.

Increased unit sales points to a continuing strong market, however, lower median and average $/sqft sold numbers do not support increases in market value.  Inventory is stable as are pending sales numbers so it appears that we will continue with a strong market for the next 4 to 6 weeks.
