It appears all the data is in regarding sales and inventory so let's look at the mid month report. All data comes from the Western Kentucky Regional MLS data base as of 12-16-2014.
Year to Date (YTD) figures show that single family (s/f )home sales compares favorably to last years sales during the same time period. Trigg county has closed 123 s/f sales so far this year while we had closed 127 during the same period last year. MLS wide there have been 1788 s/f sales, slightly ahead of the 2013 figure of 1754. So far this year the Sale Price to List Price ratio has been 91.20% for Trigg county and 93.64% for Western Kentucky as a whole.
A quick review of the last 90 days s/f home sales compared to the same time period in 2013 shows 29 sales in Trigg Co this year with 30 sales in Trigg County in the same time period in 2013. During the last 90 days the Median Sale price of a s/f home sale was $135,000.00 while last year the median for that period was $98,150.00. Days on market for this years sales were 158 DOM and $/square foot purchase price was $72.39 per square foot. Last year the DOM was 163 and the $/sqft was $72.78 per sqft.
Finally,a look at current figures. There are currently 157 s/f homes on the market today. Two weeks ago that figure was 152, with 154, 161 and 166 figures for previous two week increments. Down somewhat from our summer figures but not drastically. Inventory seems to be stable.
Pending sales, those s/f homes that will close in the next month or so, is currently at 16 units. Previous reports showed 11, 9,12 and 18. Obviously a dip in Buyer interest during November, it appears that buyers are once again looking a homes in Trigg county.
