Here is the last mid month market report for 2015.  All data is from the Western Kentucky Regional MLS data base as of 12/15/15 at noon.

Looking at single family (S/F) residential unit combined sales for all of the MLS shows that the western 12 counties of Kentucky have closed 1,988 units so far this year.  Last year (2014) for the same time period only 1,794 units closed.  This year's market shows an 11% increase over last years regarding unit sales.  Average Days on Market for sold units is currently 192 days and the Sale Price to List Price ratio is 93.28%.  Finally, looking at just the unit sales for the last 90 days compared to same time last year, shows 484 units sold this year but only 463 last year.  That is about a 5% increase.  There are currently 1,288 units on the active market down from 1,399 in mid November.  Inventory level is decreasing as it usually does this time of year.

Turning our attention to S/F sales in Trigg County, we see a different picture.  Year to date sales account for 151 units sold, while last year there were only 124 units sold.  That is a 22% increase in unit sales to date!  When looking at unit sales in Trigg County for the last 90 days compared to same time last year shows 40 units this year but only 29 units.  Our current market has produced 38% more sales in the last 90 days as it did in the same time last year.  Our current Days on Market for sold units is 153 days, nearly 40 less than Western Kentucky as a whole.  There are currently 134 active S/F units for sale in Trigg County, down from 150 this time last month.  Finally the Sale Price to List Price ratio to day in Trigg County has been 94.09%, the highest percentage of the year.  BTW, there are currently 16 pending sales, which is about the average for the last 3 months.  That tells us that the market is not currently slowing down.
