Here is a quick update on our local real estate market.  All data from the Western Ky Regional MLS.

W. KY R. MLS data - Year to date data for all counties combined shows 2,298 single family homes have been added to the existing home inventory this year.  There have been a total of 1,168 single family homes sold out of inventory this year.  Percentage sold is 50.83%.  Average Days On Market for sold homes was152.  Average DOM for Active homes is 168.  YTD Sale Price to List Price ratio for Single Family homes is 93.41%

Trigg County Market - YTD figures show 193 Single Family homes have been added to the existing inventory.  There have been 85 Single Family homes sold to date.  Percentage sold is 44.04%  Days on Market for sold homes is 200 while Active listings are averaging 181 DOM.  YTD Sale Price to List Price ratio for Single Family homes is 92.86%

Last 90 Days Trigg County Market -  There were 42 S/F homes sold in Trigg county in the last 90 days.  Same time last year showed 27 sales.  Increase of 55% in unit sales this year.  Sold dollars per square feet figures show an average of $79.47/ sqft. on last 90 day sales and $77.56/sqft. on same time last year sales.  Thats a 2% increase.  Avg. DOM for sold units is still higher than last year at 195 due to several sales that had over 400 DOM.

Quick Waterfront Sales Glimpse -  Lake Barkley waterfront homes (Trigg, Lyon, Livingston Counties) YTD show 29 units sold while only 20 units had sold last year.  Increase by 45%.  Average sold dollars per square foot is up to $127.06 compared to $112.43 last year.  (Note: These are averages with all types of waterfront homes put together)  Finally, the Sale Price to List Price ratio is 92% this year and that matches last years figure of 92%.
