Just a quick update on the local real estate market.  All data from the Western Kentucky Regional MLS database.  Year to Date single family (S/F) sales continue to be better than last year but only by a thin margin.  50 S/F units have closed so far this year in Trigg county while 47 had closed in the same time last year.  Days on market for units sold stands at 237 days, however, two of the 50 sales were on the market over 950 days which impacts the average a bunch.  On the brighter side, the median sale price for S/F homes in the last 90 days here in Trigg county is $167,900.00.  That works out to $84.82 per square foot.  Last year in the same time period, the median sale price was $110,000.00 with an average of $69.02 per square foot.  Transalation - Higher priced homes make up a greater portion of the market this year than last.

Last little note.  Single Family inventory has grown to 197 from 159 just a few weeks ago.  As inventory increases without an increase in demand the scale slides towards a Buyers market.
