Just a quick look at our local real estate market.  All data from the Western Kentucky Regional MLS as of today.  

Single family market has begun to show a slow down, as expected this time of year.  Available units for sale (read 'supply') is down to 107.  This from 113 last month.  Average days on market for active units is 173 days.  Average days on market for Trigg County homes that have sold is 178 days. 

Pending sales numbers remain fairly strong at 25 contracts to purchase although this also is below the 30 that were under contract a month ago.  Pending contracts shows us the number of buyers in the area that are willing to sign a purchase contract (read 'demand').

Finally, there have been 155 single family units sold year to date while only 138 sold in the same time last year.  Definitely a better sales year this year over last.  Also sales in the last 90 days have amounted to 50 homes sold while same time in 2016 only 44 sold.

We still have a good market compared to last year, however, our seasonal slow down has begun.  Fewer homes on the market generally favor the Seller who has his house on the market as Buyers have fewer choices to pick from.  If you are interested in putting your home on the market, feel free to contact me for a market update on your specific property.   Charlie 270-350-1907.
