Time for a quick review of our local real estate market. The single family (S/F) home market for Trigg County continues to look very good. As of April 22, 2014 our Year to Date single family home sales are up about 20% over same time sales in 2013. This is in sharp contrast to S/F sales statistics for the entire Western Kentucky Regional MLS. Year to Date (YTD) single family home combined sales in the western 13 counties of Kentucky amount to 458 sales while last year that figure was 488. About 6% fewer homes sold! This points out the truth in the saying "All real estate is local". If Trigg Co is up 20%, and the entire MLS is down 6% that means that some of the counties are still experiencing a slow market.
Just a few more interesting statistics. S/F sales in Trigg County over the last 90 days shows 39 units sold with average of 232 days on market and an average sold price of $73.11/sqft. Median sale price was $125,000.00.
Compared to same time last year when 31 units were sold, with an average of 188 DOM at average sale price of $71.89/sqft. Median sale price was $115,000.00.
Trigg County S/F sale rate is clearly above that of the MLS as a whole and the $/sqft and Median Sale price indicate increases in overall market value for single family homes.
