Monday, February 22, 2016 Time for a quick market update for Single Family (S/F) homes in Trigg County. All data from the Western Kentucky Regional Database as of 2/22/16 am.
There are currently 128 s/f homes on the active market in Trigg county. This is a slight increase from the 124 homes on the market the first week of January. This is a seasonal issue and we would expect to see inventory increase slowly until the inventory peak which is normally late summer and early fall.
There have been 25 s/f homes sold in the last 90 days in Trigg county and that compares to 20 sold in the same time period last year. Most of this increase can be attributed to an active sales season during November and December of 2015 as January and February sales are down over last year to date. Of particular interest is the market value of single family homes based upon sales data for the last 90 days. Last year home sales averaged $75.12 per square foot while this year, during the 90 day period, home sales averaged $78.34. This reflects positive growth in local market home value. Overall the market remains strong with 19 properties currently under contract to close in the next 45 days. Finally, the days on market for sales in the last 90 days of this year and last remain about 175 days for those homes that sold.
