Lets take a quick look at waterfront homes sales to date in Trigg and Lyon county along the shores of Lake Barkley.  This data from the Western Kentucky Regional MLS as of June 1, 2016 at 3:00 pm.

Lyon county has closed a total of 4 waterfront homes this year to date.  Last year in the same time period they had closed 15.  There are currently 53 single family waterfront homes on the market with 3 pending sales.    

On a brighter note, waterfront home sales in Trigg county have moved along briskly. Year to date there have been 16 units closed, that is above the 14 closed last year in the same time period.  Of interest is that 15 of the closed units closed in the last 90 days.  January and February were slow months for waterfront sales.  There are currently 60 waterfront single family homes on the active market in Trigg county but only one currently under contract.  It appears we are having a lull in the action right now on waterfront home sales.  Lets look a bit closer at the year to date sales figures.  Of the current 16 sales, 10 homes had private docks.  The average sale price on these homes was $400K and $137.15 per square foot of living space.  The average list price was $436.9K and the ratio of asking price to sale price worked out to be just under 92%.  Average days on market for sold units was 260 days.  There were only 2 sales in each of the other waterfront categories ( with slip, without slip, dockage not available) so there is not enough data to produce good averages.  Suffice to say each category average was lower than those of the docked houses.

So there you have it for now.  Waterfront unit sales are higher this year that last by a small amount and, as usual, those homes with a private dock support the highest market value on average.  We will revisit this category in 60 days or so to see what the market is doing.
