Here is a quick look at the Single Family (S/F) residential market in Trigg County and the Western Kentucky Regional MLS (WKRMLS) area.  All data from the wkrmls data base as of July 7, 2015

The 13 counties of western Kentucky, which make up the MLS service area, are showing increased sales over the same time last year sales.  Currently, 1253 s/f homes have closed while last year in the same time period only 1122 homes had sold.  Slightly better than a 10% increase in unit sales.  There are presently 1517 units on the active market.  Avg. days on market for unsold s/f homes is 176 while the sold homes averaged 156 days on the market.  The year to date sale price to listing price ratio is 94.01%.    A comparison of the last 90 days of unit sales compared to last year shows that 667 s/f units closed in the last 90 days.  Same time period last year saw only 564 homes sell.  That's a 15% increase in unit sales this summer over last summer.  Bottom line - Regional s/f home market remains strong with increased unit sales and strong sale price to list price ratio.   Market approaching balance between Buyers market and Sellers market.

Trigg County shows similar statistics in single family home sales.  Year to date unit sales have been 84, an increase over the 79 units sold same time last year.  Last 90 days sales amounted to 41 units, while last year in the same time frame only 33 units closed.  Average Sold Dollars per square foot remains about the same at $84.20 this year and $84.58 last year.  Year to date average Sale price to List price ratio is 93.60%.  There are currently 168 units on the market with the average days on market of 155 while the average days on market to those sold this year was 189.  There are currently 29 s/f units in Trigg county that have purchase contracts signed and are working towards closing.   Bottom line - Single family market stronger this year than last.  single family home Market remains strong with nearly 30 homes under contract and the sale price to list price ratio improving.  Watch pending numbers to tell when market slowing down.
