Here is a quick look at the real estate market for Trigg county as of July 16, 2018. All data is from the Western Kentucky Regional MLS on that date.
Single Family (S/F) home sales continue to be strong for the first half of 2018. 103 units have closed year-to-date (YTD) while only 91 units closed during the same period in 2017. Average days on market (DOM) for units sold was 147 while same time in 2017, sales averaged 179 DOM. Current active S/F listings number 111 which is a slight increase over the number of active listings for the last 4 weeks. Listing under contract currently stands at 27 which is a bit lower than it has been for each of the last 4 weeks. This figure will bear watching as it will signal the seasonal slowdown of the market which would normally begin to occur in September or October.
Trigg County Waterfront home sales are also doing well so far this year. While there are currently 41 waterfront homes on the market ( average 205 DOM), there have been 32 units closed this year. That number is up significantly over the 20 units that closed during the same time last year. Additionally, Waterfront units that closed this year averaged 200 DOM while last year that figure was 269 DOM. More units selling faster equals improved market.
Finally, a quick look at the manufactured home sales market for Trigg county. (Manufactured homes are not included in the single family home sales statistics, but are considered separately.) Year to date there have been 12 manufactured homes sold in Trigg County. That is comparable to sales last year which amounted to 11 units during the same time period. Average days on market for sales is 144 DOM while last year it was 237 DOM. There are currently 20 units on the active market with and average of 105 days on market.
