Icy roads and cold temperatures have kept many folks indoors for the last month but it does not appear to have effected the Trigg County real estate market too much.  There have been 7 single family homes sold, according to the Western Kentucky Regional MLS data base, compared to 6 units sold in the same time period last year.  Regionally sales have slowed somewhat with 111 sales this year and 115 sold last year by February 4.  Trigg county Days on Market averages 216 for listed homes but is only 177 for those homes that sold so far this year.  Inventory continues to decline in Trigg Co with 119 single family homes available, down from 124 last week.  Finally, some of the homes that sold in January were sold at bargain prices which has reduced the average sale price to listing price ratio to 90.34%.  This is the lowest SP/LP we have seen in months, however, the statistic comes from only 7 sales which means one or two low sales can really change the statistic.   On a positive note, there are currently 24 homes with contracts which is the same or higher than we have seen in the last 4 weeks.  This indicates that buyers are still looking and signing contracts on homes as opposed to the normal seasonal slowdown we have experienced in the past.
