All data from the Western Kentucky Regional MLS is now in so lets look at how our real estate market for single family homes is doing.  First a look at data from all 13 western Kentucky counties combined.  As of December 1, 2014 there had been 1722 single family (s/f) homes sold through the MLS in western Kentucky.  That figure is up slightly from the 1703 sales in 2013 during the same time period.  There are currently 1487 s/f units for sale (inventory)  That figure is down from the previous 5 weeks, so inventory is declining.  Pending sales, that view of how many homes will sell in the next 4 weeks or so, appears to be holding with 193 units under contract, about the average for the last 3 weeks.

In Trigg county, 122 s/f units have sold this year, while 124 sold in the same time last year.  Active inventory is currently at 152 units which is down slightly from the previous weeks.  Inventory slowly declining.  Currently pending sales are at 11 which is down from earlier this year.  All in all it appears that our seasonal decline in listings and buyers has begun and if history tells us anything we will not see the market pick back up until late in January or mid February.
